FMLS is 1 of 2 multiple listing services in metro Atlanta. However, FMLS is the main MLS in the north

Atlanta area. It is a HIGH cost MLS for agents since subscription is per sale at the rate of $1,200 per $1,000,000 of sale price. All major agents use this service but a lot of small brokerages do not. Agents are entitled to 25 professional photos, a Slide Show and a Virtural Tour.

south Atlanta area. It is a LOW cost MLS for agents since subscription is only $20 per month TOTAL for all agent listings. All agents use this service.

Realtor.com gets it’s feed of properties automatically from the two MLS’s mentioned above.

However, only a few agents will pay the extra to have an ENHANCED presentation of the property on the website which influences how much information is given and PLACEMENT of the property.

Trulia.com gets it’s feed of properties automatically from the two MLS’s mentioned above. If your property is listed, it is in this website. But,  For a premium, the listing has preferential placement.

This is an expensive, dedicated, multipage (34 pages at this writing) website on the property that is linked (wherever possible) in all other advertising. This has my names on it to provide acontact for a Buyer to call for more information. Over the course of it’s life of creating and updating, it’s cost will typically be $4,000 - $6,000. I seem to be the only agent that has this type of website - probably because of the expense.

This is an identical website that is UnBranded (i.e. it does not have our name on it) that we provide to Buyers agents who want to tell their Buyers about your property but do not want to promote Jim Gibson. Unlike many agents who want to keep the total brokerage fee, I want to encourage other agents to bring their Buyers to your property. The cost of this site is much lower since is is mostly a duplicate of the branded site. However, over it’s life, it will still be maybe $1,000 - $2,000 for a typical Luxury home.

To better portray Luxury property, it is a must to give a potential Buyer as much information as possible. This includes as much video work as possible. Video is expensive. First it has to be shot and then there is the post production editing of the video to make it presentable. There are a lot of hours involved by us to direct what I want in the video and to assist in the editing to final form. The cost of a good video is $500 to $1,000 or so. Additionally, I own a GPS driven drone for my aerial video work. This cost us about $2,100 all in. These videos are very useful to prospective Buyers to fully understand the property prior to commiting themselves to a trip to come see the property. I post these on YouTube.com because Google owns YouTube and links to YouTube videos in the website cause the website to be ranked higher.

I use professional level photography on ALL of our listings. This is both outsourced (at a typical cost of $300-$400 or so for the main 25 photos and I do professional level photography myself utilizing about $5,000 of camera and video equipment to supplement the pro photos.

The bottom line is that marketing your property properly is both time consuming and expensive if it is to result in the best exposure and sale of your property. Look at all the places I advertise and extra internet (my websites) and videos I do that most agents do not do and it's easy to see how I achieve our very impressive results.
